Section 1: Residential & Commercial Cleaning Services
KLEAN 4U LLC Commitment to Quality Service:
• We pledge to deliver a professional cleaning service that holds valid licenses, is bonded, and comes with insurance coverage for your peace of mind.
• Our commitment to your satisfaction is unwavering. If you find any aspect of your cleaning service unsatisfactory, kindly inform us within 24 hours, and we will promptly dispatch a crew to revisit and rework the specific area of concern. Our technicians should be granted access within 48 business hours from the initial cleaning. Please note that we are unable to provide cash refunds or discounts in lieu of a redo for any quality-related issues on the original invoice.
KLEAN 4U LLC Customer Rights and Responsibilities:
• As a valued client, you have the right to receive a high-quality cleaning service that meets industry standards.
• A ‘Client Hub’ will be assigned to you by KLEAN 4U, which will serve as a centralized platform reflecting all aspects of your service. This includes payment details, invoices, your cleaning schedule, upcoming appointments, and the ability to communicate with us. We kindly request that you remain active on your ‘Client Hub’ as needed to stay up to date with the status of your service.
• We also ask that you understand and fulfill your responsibilities, which include providing access to your premises at the scheduled time of cleaning and ensuring a safe and secure environment for our cleaning professionals to carry out their duties.
Cleaning Times:
· Your cleaning service schedule is detailed and accessible through your personalized ‘Client Hub’ provided by KLEAN 4U LLC. In your portal, you can review the specific frequency of your cleaning appointments as well as your current and upcoming appointments.
• KLEAN 4U LLC reserves the right to adjust the days and times of your cleaning appointments when necessary due to scheduling conflicts and essential modifications. Such adjustments are more likely for clients who request a monthly or less frequent service, given that the initial day may vary from month to month.
o Rest assured, our primary commitment is to minimize changes to your scheduled cleaning dates and times, implementing alterations only when absolutely necessary.
o In the event of any change, we are dedicated to providing you with a minimum of one week's notice.
• We strongly recommend clients to regularly monitor their 'Client Hub' to remain informed about upcoming appointments and any potential adjustments.
• While we make every effort to be punctual and adhere to the indicated cleaning times, it is essential to consider that factors such as traffic, other client appointments, and unexpected events may impact our scheduled arrival time. Thus, please bear in mind that all appointment times are approximate arrival times.
• Should your scheduled cleaner anticipate a delay exceeding 30 minutes, we will promptly communicate with you to keep you informed. Your understanding in such situations is greatly appreciated.
Add-On’s:
• Adding deep cleaning services, such as oven, fridge, dishwasher deep cleaning, tile and grout cleaning, and walls deep cleaning, is mandatory through the 'Client Hub.' Bundling two or more of these services is required to qualify for a discounted rate. Please note that the adjusted pricing for bundled services may not immediately reflect in your 'Client Hub' and will necessitate manual adjustment by our technician.
o We expect clients to notify us at least 72 hours in advance if they intend to add deep cleaning services to their appointment whenever possible.
o Additionally, if you wish to remove these added services that were previously requested, you must inform us at least 72 hours in advance of your scheduled cleaning appointment.
• Please be aware that these additional deep cleaning tasks will result in additional charges. Furthermore, for services like laundry folding, an extra fee will be applied when handling laundry loads exceeding the capacity of a single laundry basket.
• Regarding deep cleaning inside cabinets, clients are required to unload them before our service and reload them at their convenience after the cleaning.
Construction Cleanings:
• During ongoing or post-construction work concurrent with our cleaning services, we are unable to guarantee the quality of our work. You are responsible for the full payment of the cleaning services rendered. If you find our cleaning unsatisfactory and notify us within 24 hours, we commit to addressing and rectifying those specific issues within 72 hours, provided that the property was not subsequently occupied by construction crews or other individuals who may re-soil it. Please be aware that we may not guarantee our availability for re-cleaning before your tenants occupy the property. Some hard floor surfaces are susceptible to scratching, and we cannot ensure that ALL hard floors will be completely free of residue to prevent potential damage. In cases where we cannot remove paint or other residues without using non-scratch methods, this does not entitle you to free cleaning services.
• If the property owner or property manager is unable to conduct a final walk-through and approve the cleaning before our service is completed, we will impose a $50 fee for a post-cleaning walk-through if additional tasks are subsequently required. In cases of a dispute concerning a specific item listed on the Estimate/Invoice we provide, payment for all other items must be settled in full before we address the item in question. For quality issues reported after 24 hours or beyond the scope of our guarantee, we will endeavor to reschedule a redo cleaning at the earliest possible convenience.
Short-Term/Long-Term Rental Cleaning Services:
• Scheduling and Advance Notice:
o We value your business and strive to provide you with top-notch cleaning services. To help us better accommodate your needs, we kindly request that you provide us with a minimum of 72 hours' advance notice before you require our services. This advance notice allows us to adjust our schedule to ensure your property is cleaned to your satisfaction.
• Shorter Notice Requests:
o In situations where you are unable to provide us with the full 72 hours' advance notice, please be aware that while we will make every effort to assist, we cannot guarantee service availability. We will, however, do our absolute best to accommodate your needs and fit you into our schedule.
o Our commitment is to deliver reliable and professional cleaning services to enhance the experience for your short-term rental guests. While we strive to accommodate all requests, shorter-notice bookings may be subject to availability. In cases where we are unable to fulfill your request, we will work with you to find a suitable alternative.
• Service Details and Customization:
o Specific details about your cleaning services, such as pricing, frequency, and any additional services, will be discussed and agreed upon in your individual service agreement or contract.
• Service Guarantee:
o Our commitment is to deliver reliable and professional cleaning services to enhance the experience for your short-term rental guests. KLEAN 4U always strives to do the best possible work for short-term rental clients and goes above and beyond to ensure guests are walking into a great environment. Hosts are expected to provide all necessary amenities to ensure the short-term rental is in optimal condition. This includes items such as refreshments, towels, toilet paper, water, and any additional amenities the host chooses to offer.
o KLEAN 4U will work closely with short-term rental clients to address specific needs and preferences for their rentals. While we strive to accommodate all requests, shorter-notice bookings may be subject to availability. In cases where we are unable to fulfill your request, we will work with you to find a suitable alternative.
• Please Note: The terms regarding our Cancellations and Rescheduling, Service Quality and Feedback, and Property Access are consistent with the general terms and conditions stated later in the contract for all clients.
To Ensure the Optimal Service Experience, We Kindly Request That You...
Make Your Home Accessible:
· Please provide a unique door code, key, or lockbox code to grant our team access to your premises. In cases where access is unavailable, an access fee will be applied (see lockout policy below).
· If you have an alarm system, we recommend that you deactivate it while we are cleaning. If you choose to leave the alarm armed, please be assured that our team is diligent and careful in disarming and rearming it in accordance with your instructions. However, we cannot assume responsibility for any false alarms, misuse of the alarm system, or charges incurred from local authorities, security companies, or related alarm-related expenses. No exceptions.
o Furthermore, you agree to absolve KLEAN 4U LLC from any and all liability associated with alarm system failures or improper arming of the alarm.
· Please note that our team is not equipped to handle cleaning tasks related to bug infestations, bodily fluids, or extensive grease or fire damage. If our staff encounters an environment in which they do not feel safe or sanitary, they will promptly leave, or we will relocate them to another assignment.
· PLEASE NOTE: If we are not able to clean the entire space due to the conditions, you will still be responsible for the full cost of the cleaning.
Rescheduling, Cancellation, and Lockout Policy:
• We require a minimum of 72 hours' notice for rescheduling or cancellations.
o If you cancel with less than 72 hours' you will be charged the full anticipated cost of your scheduled cleaning without exceptions. Providing timely notice is essential to accommodate other clients and maintain our employees' schedules.
o Exceptions may be considered for emergencies and illnesses; however, frequent cancellations, even for emergencies or illnesses, may still be subject to the cancellation fee. KLEAN 4U reserves the right to make these determinations on a case-by-case basis.
• For clients with bi-weekly scheduled services, we insist that you communicate any schedule changes or cancellations in writing or by phone during the week preceding the scheduled service. This advance notice enables us to adjust our appointments accordingly if you need to cancel. Your understanding and cooperation are highly appreciated.
• If a cancellation or rescheduling results in more than four weeks passing between cleanings, the next cleaning will be charged at the same rate as the client's "First-Time Deep Clean" as highlighted in the client's initial quote.
• Our standard cleaning hours are between 6:00 AM and 8:30 PM. In the event our staff is prevented from entering or locked out of your home during these hours due to any circumstances, a cancellation fee of 100% of your typical cleaning rate may apply. We make every effort to work within the time frame you request and kindly ask not to be sent away during our working hours.
• For all company-initiated schedule changes resulting from holidays or extreme weather conditions, we will make every effort to reschedule as close to your regularly scheduled cleaning date as possible.
Limitation of Liability and Breakage and Damage Policy:
• All items of non-replaceable, one-of-a-kind, sentimental value, collectibles, trophies, discontinued patterns, family heirlooms, high-cost crystal-china-ceramic items, or similar possessions must be disclosed to KLEAN 4U LLC. Due to insurance regulations, these items cannot be cleaned. KLEAN 4U LLC will not be held liable for undisclosed items or items not listed on the estimate. Additionally, we will not be responsible for items broken or damaged due to regular wear and tear or damage caused by improperly secured fixtures, such as pictures, mirrors, window treatments, wall coverings, lack of furniture glides for wood floors, missing scratch covers on furniture decor, cabinet-mounted appliances, or household accessories. Damage must be reported within 24 hours of your last cleaning, or we will not accept liability. KLEAN 4U LLC will not assume responsibility for damages resulting from the use of non-standard company products and equipment requested by the client. In the event of damage, KLEAN 4U LLC will consider liability only for the repair or replacement cost of the damaged or broken item, with replacement being attempted but not guaranteed. If an item is part of a set, only the cost of the individual item will be considered.
• Regarding breakage and damage, if KLEAN 4U LLC is asked to perform tasks such as dusting/cleaning inside of china cabinets or hutches, initiating laundry, washing dishes, cleaning small computer equipment, antiques, or collections, or using the client's equipment (e.g., vacuum), you agree to release KLEAN 4U LLC and its employees from liability for any damage or breakage to any article or component. While we make every effort to avoid accidents and breakages, they can still occur. We offer Limited Liability protection for replacement or repair. Identical replacement will be attempted but is not guaranteed. For this reason, we recommend against cleaning irreplaceable or highly sentimental items. Damage must be reported to our office staff by phone or email within 24 hours of your last cleaning, or KLEAN 4U LLC may not be held liable. We cannot be responsible for damage due to faulty and/or improper installation, lack of maintenance, or general wear and tear of any items.
Customer Service Evaluations:
· Your feedback is invaluable to us in our commitment to providing top-quality service to all our clients. After selected cleaning appointments, we may send client service surveys via email or text, and we encourage your participation. Additionally, you are always welcome to reach out to us by phone, text, or email with any feedback regarding your service experience.

Cleaning Materials, Customer Equipment, and Safe Use of Products
• At KLEAN 4U LLC, our commitment lies in providing all the necessary cleaning materials and supplies to ensure a comprehensive cleaning service. However, if you prefer that we utilize your own equipment, such as a vacuum cleaner, mop & bucket, cloths, or specific cleaning materials, we kindly request that you notify us in advance of your scheduled appointment. Moreover, should your property present unique circumstances or feature distinctive surface finishes on walls, sinks, cabinets, or floors that necessitate a customized cleaning solution different from our standard offerings, it is imperative that you communicate these specific requirements to us explicitly. We recognize that each customer has individual preferences, favored brands, and unique cleaning methods. Additionally, it is worth noting that while we may incorporate bleach-based products with the utmost care and precaution, any use of bleach within the property is solely at the customer's discretion and risk.
• At KLEAN 4U LLC, we do ask clients to provide paper towels, which will be used minimally, as we bring our own wet rags and a trash bag for the disposal of trash during the cleaning process. This practice allows us to minimize our environmental footprint and operate with greater efficiency.
Payment Options and Policies:
• We accept various forms of payment, including CHECK, CASH, ZELLE, PAYPAL, VENMO, CASHAPP, APPLE PAY, AMEX, VISA, MASTERCARD, and BANK TRANSFERS.
o For payments by check, please note that a $45 service charge will be added to all NSF (Non-Sufficient Funds) checks. In cases where a check is not received on the day of the cleaning, your credit card will be charged without exceptions.
o Additionally, declined cards and unpaid balances will incur a service charge of $25 or 15% interest, whichever is greater.
• Each client will have access to their own personalized ‘Client Hub’, where they can securely store a card on file for convenient and prompt payment processing. We strongly encourage clients to utilize this feature to expedite payment and minimize any potential delays. If a card is on file, charges will be processed at the end of the service.
• We provide multiple convenient options for making payments:
o Cash payments should be enclosed in sealed envelopes addressed to the office.
o By agreeing verbally to commence our service, you indicate your acceptance of the Service Agreement and grant us permission to charge your credit card.
Paying for Services on Behalf of Family or Friends:
• If you are arranging and paying for a service on behalf of a family member or friend and subsequently claim to cancel the service, please be aware that if your family member or friend allows our cleaners to access the premises for cleaning, it will be assumed that the service is still desired, and any outstanding balance will be due upon completion of the service.
• To ensure the full cancellation of dual accounts, both parties involved must individually contact us via email at least 48 hours before the next scheduled appointment. In cases where one spouse cancels the service while another spouse and/or children permit our cleaners to enter and perform the cleaning, it will be interpreted as an indication that the service is approved, and payment will be expected accordingly.

• In our commitment to meeting your needs and ensuring your utmost satisfaction, KLEAN 4U LLC reserves the option to reevaluate rates at any time.
• Please be aware that if you request changes to your service after receiving your original estimate, additional charges may be billed, or a new estimate may be necessary to accurately reflect the updated scope of service.
• To ensure the safety of all parties involved and to minimize any potential liability, we regret that we are unable to provide care for pets, plants, or children during our cleaning appointments.
Pictures of Before and After Work:
• We routinely capture before and after photographs of the areas we have serviced. These images serve multiple purposes, including training, documenting the quality of our work, and promotional material. You can view examples of these pictures on our website's 'Before and After' section. If you prefer not to have photographs taken of specific areas in your home, please notify us when scheduling your cleaning, and we will respect your request.
Non-Solicitation of KLEAN 4U LLC Employees:
• When entering into an agreement for services with KLEAN 4U LLC, it is a mandatory policy that you refrain from soliciting or hiring any staff member who has been introduced to you by KLEAN 4U LLC for home-related services. Our comprehensive process entails substantial investments of time, financial resources, and effort in sourcing, interviewing, verifying references, and providing extensive training to our cleaning technicians. Upon hiring, each cleaning technician is required to sign an agreement that expressly prohibits them from offering home-related services to any of our past or present customers. If you have a specific interest in directly employing one of our staff members, you must discuss this matter with the owner. It is crucial to understand that should you be found to have solicited one of our staff members, our referral and training fee is set at a minimum of $5,000 to $7,500 per hired employee. This fee is reflective of the costs associated with training a replacement employee, in addition to the loss of the previously trained staff member. We value our employees as our most invaluable asset and structure our charges accordingly. This policy is non-negotiable.
Referral Credit:
• Every client of KLEAN 4U LLC will receive a one-time credit of $10.00 for referring our upholstery commercial and residential cleaning service to another client. Credit will be issued after we receive cleared funds from the new client.
Section 2: Lawn Care & Landscaping Division
Welcome to Klean 4U LLC: Lawn Care & Landscaping Division! By utilizing our services, you agree to abide by the following terms and conditions. Please read them carefully.
Agreement Overview
When you engage the services of Klean 4U LLC: Lawn Care & Landscaping Division, you (the "Client") accept these terms and conditions, forming a binding agreement between you and Klean 4U LLC: Lawn Care & Landscaping Division (the "Company"). We pledge to deliver the agreed services professionally and punctually throughout the year.
Services Offered
Our service offerings include:
· Mowing and lawn maintenance
· Trimming and edging
· Fertilization and weed management
· Lawn aeration
· Landscape design, installation, and upkeep
Details of specific services will be outlined in your service proposal.
Scheduling of Services
· Services will be conducted according to the schedule outlined in your service agreement.
· We may need to adjust the schedule due to weather, holidays, or other unforeseen events. Clients will be informed of any changes in advance.
Client Duties
· Provide access to your property during scheduled service times.
· Ensure the property is free from hazards and obstacles (e.g., pets, toys, garden hoses) that could impede our work or endanger our crew.
· Inform us about any underground utilities, irrigation systems, or other potential hazards before we begin services.
· Remove all pet waste from the property before the scheduled service date. Services will not be performed until waste is removed.
Payment Terms
· We accept various forms of payment, including CHECK, CASH, ZELLE, PAYPAL, VENMO, CASHAPP, APPLE PAY, AMEX, VISA, MASTERCARD, and BANK TRANSFERS.
· Regular service invoices will be issued on the last day of the month in which services were provided. One-time service invoices will be sent immediately after completion, with payment terms clearly stated on each invoice or estimate.
· To avoid a $25 late payment fee, payments must be made within the specified period (either 15 or 30 days) from the invoice date, as stated on the estimate and invoice. This fee will be applied monthly until the balance is cleared.
· Returned checks will incur a $45 service charge for Non-Sufficient Funds (NSF). If a check is not received on the day of the service, your credit card will be charged without exception.
· Declined credit card transactions and unpaid balances will incur a service charge of $25 or 15% interest, whichever is greater.
· Each client will have access to their own personalized ‘Client Hub,’ where they can securely store a card on file for convenient and prompt payment processing. We strongly encourage clients to utilize this feature to expedite payment and minimize any potential delays. If a card is on file, charges will be processed at the end of the service.
· Cash payments should be enclosed in sealed envelopes addressed to the office.
· By agreeing verbally to commence our service, you indicate your acceptance of the Service Agreement and grant us permission to charge your credit card.
· For projects estimated at $400 or more, a 50% deposit is required prior to starting services. Accepted payment methods include cash, check, or credit card. The deposit is due at the time the estimate is signed.
· If a customer has not paid an invoice for over 90 days, Klean 4U LLC: Lawn Care & Landscaping Division may refer the outstanding amount to a collection agency or attorney. The customer will be responsible for all associated collection fees.
Communication Protocol
· We prefer communication through phone calls, email, or mail. Text messages are not the best method for correspondence.
· Requests for additional services or updates to your information (e.g., address, email, phone number) should be communicated via phone, email, or mail to avoid miscommunication.
· Requests for extra work should be made through phone, email, or mail. Additional work will be scheduled accordingly. Our on-site associates cannot add extra tasks to their existing workday.
Estimates
· Estimates are valid for 30 days from the date of issue. Klean 4U LLC: Lawn Care & Landscaping Division reserves the right to withdraw estimates at any time.
· Estimates may be subject to change.
· All work to be performed will be detailed in the estimate, which must be executed by both parties. Verbal agreements are not enforceable.
Termination of Services
· Existing agreements between Klean 4U LLC: Lawn Care & Landscaping Division and the customer will continue in full force and automatically renew until cancelled. Cancellation must be submitted in writing via email or mail.
· Either party may terminate the service agreement with a [insert notice period, e.g., 30 days] notice in writing.
· We reserve the right to terminate services immediately if these terms and conditions are violated, including non-payment.
Liability and Insurance
· We are fully insured for liability and workers' compensation.
· We are not responsible for any damage to property not disclosed by you (e.g., hidden irrigation systems, underground utilities).
· We are not liable for indirect, incidental, or consequential damages resulting from our services.
Satisfaction Guarantee
· We strive for 100% client satisfaction. If you are not satisfied with a service, please notify us within 24 hours we can address and correct the issue.
Amendments to Terms and Conditions
· We reserve the right to change these terms and conditions at any time without notice. Clients will be informed of any changes via writing or email.
Governing Law
· These terms and conditions are governed by and interpreted in accordance with the laws of North Carolina
· By utilizing our services, you acknowledge that you have read, understood, and agree to these terms and conditions.
Paying for Services on Behalf of Family or Friends:
· If you are arranging and paying for a service on behalf of a family member or friend and subsequently claim to cancel the service, please be aware that if your family member or friend allows our team to access the premises for lawn care or landscaping, it will be assumed that the service is still desired, and any outstanding balance will be due upon completion of the service.
